Mr. Weisseg is a Director in the Chicago office. Patrick focuses on loan originations in addition to credit and underwriting analysis. Since joining Prime Finance in 2019, Mr. Weisseg has been involved in originating over 40 investments for the firm totaling nearly $1.5 billion in debt. Prior to joining Prime Finance, Patrick worked at Pearlmark Real Estate where he was responsible for analyzing new equity and mezzanine loan investment opportunities, due diligence, valuation, and asset management. Patrick holds a Bachelor of Business Administration degree from the University of Iowa and a Master of Accounting degree from the University of Arizona. Patrick is a Certified Public Accountant

Managing Director, Head of Investor Relationships
Mr. Miers is a Managing Director and Head of Investor Relationships, responsible for Prime Finance’s investor relationships and capital raising. Prior to joining Prime Finance, Mr. Miers was a Principal at NEPC, a privately held full-service investment consulting firm, where he negotiated and structured investment products and portfolios for a wide range of institutional investors. Prior to NEPC, Mr. Miers provided strategic investment counsel to some of the world’s largest institutional investors as a Principal at Bard Consulting. Earlier, Mr. Miers worked at Babcock & Brown, where he identified and invested in target markets, performed due diligence, originated new and restructured existing investments, and managed partner relationships. Mr. Miers was also in the investment management group at the Shorenstein Company, where he performed fund management services. Prior to that, he was at AMB Property Corporation (now Prologis) working in various roles, including asset and portfolio management, acquisitions, and fundraising. Mr. Miers holds a B.S from Babson College and a J.D. from Golden Gate University. Mr. Miers is a Counselor of Real Estate (CRE), where he is on the Board of Directors, and a Fellow of the Royal Institute of Chartered Surveyors (FRICS). He is also a member of the Pension Real Estate Association (PREA) Conference Committee and serves as Co-Chair of the PREA Capital Markets Affinity Group.
Principal, Head of Legal for Investment Strategies
Mr. Lehman is a Principal and Head of Legal for Investment Strategies where he is primarily responsible for structuring, negotiating, and managing all legal aspects of originations, financing, and asset management of investments across Prime Finance’s investment strategies. Prior to joining Prime Finance, Mr. Lehman was a Managing Director in the merchant banking group of BGC Partners, Inc. and Senior Legal Counsel at Hypo Real Estate Capital Corporation. Previously, Mr. Lehman practiced law at Sidley Austin LLP and Proskauer Rose LLP. Mr. Lehman graduated with honors from Brandeis University with a B.A.in Economics and received a J.D. with honors from Brooklyn Law School.
Principal, Head of Special Situations
Mr. Fisher is a Principal and Head of Special Situations and a member of the Special Situations Investment Committee. Prior to joining Prime Finance, Mr. Fisher was the Chief Investment Officer of Equity Investments for Starwood Property Trust’s REIS segment (“Starwood”), where he led a business focused on middle-market investment opportunities arising from Starwood’s CMBS exposure and other commercial real estate related special situations. Executing and managing dozens of investments through nonperforming loan acquisitions and direct equity investments in underperforming real estate, Mr. Fisher oversaw all aspects of the acquisition, investment and asset management processes. He was also responsible for the business’ joint venture partnerships and capital markets activities. Prior to this role at Starwood, Mr. Fisher held various positions across predecessor business lines at LNR Property, including roles in credit investment activities, note sales and loan workouts. Mr. Fisher graduated with a B.S. in Economics from The Wharton School at the University of Pennsylvania.
Co-Founder and Oversees Capital Markets, Legal, and Operations
Mr. Brayshaw is a Co-Founding Partner of Prime Finance and a member of the Investment Committees Investment Committees for each strategy. Mr. Brayshaw leads the New York office where he oversees Capital Markets and Legal Strategy for the entire platform and focuses on New Business Development. Prior to forming Prime Finance, Mr. Brayshaw was a Managing Director at Natixis, where he was involved in negotiating, structuring, and closing commercial real estate loan transactions. Prior to Natixis, Mr. Brayshaw practiced law in New York at Kaye Scholer LLP. Mr. Brayshaw is a graduate of Bates College and the Fordham University School of Law.
Director, CMBS Investments
Mr. May is a Director in Prime Finance’s CMBS Investments group in New York where he is responsible for investing and loan asset management of CMBS B-Pieces. Prior to joining Prime, Mr. May worked within the Capital Markets and CMBS Originations groups at KeyBank in Overland Park, KS. Mr. May is currently a member of Prime Finance’s Environmental, Social, and Governance committee and CREFC’s sustainability committee. Mr. May is actively involved in the community as a Leadership Council member for The Nature Conservancy in New York and Chair of the Associates Council for Let’s Get Ready. Mr. May received a B.A. in Finance from Kansas State University and is currently pursuing his M.B.A. at Columbia University.
Director, Special Situations Asset Management
Mr. Koek is a Director of Asset Management responsible for the ongoing asset management and servicing of Prime Finance’s Special Situations portfolio. Prior to joining Prime Finance, Mr. Koek was a Director at NXT Capital, where he was responsible for managing a portfolio of middle market commercial mortgage loans and joint venture equity investments. Earlier in his career, Mr. Koek held various positions in originations, credit analysis, and underwriting at BB&T Real Estate Funding and Merrill Lynch Capital. Mr. Koek holds a B.B.A. in Finance, Investments, and Banking from the University of Wisconsin –Madison and a joint J.D./M.B.A from DePaul University’s College of Law & Graduate School of Business.
Principal, Head of Asset Management
Mr. Bregenzer is a Principal and responsible for the ongoing asset management and servicing of Prime Finance’s loan portfolio. Prior to joining Prime Finance, Mr. Bregenzer was a Vice President at Nomura Credit & Capital, Inc. In his role as head underwriter for the Midwest region, he was responsible for managing a team of analysts to underwrite commercial real estate loans for securitization or to be placed on the firm’s balance sheet. In addition to overseeing the due diligence process, he also coordinated the loan closing process with Nomura’s closing staff and outside counsel. Prior to joining Nomura, Mr. Bregenzer was an underwriter in LaSalle Bank’s Real Estate Capital Markets’ Large Loan Group where his responsibilities included rating agency and B-Piece buyer relations. Mr. Bregenzer is a graduate of the University of Notre Dame and the Indiana University School of Law-Bloomington.
Principal, Head of Capital Markets, Analytics, and Trading
Mr. Chow is a Principal, Head of Capital Markets, Analytics, and Trading, and serves on the Investment Committee for the CMBS Opportunities strategy. Mr. Chow is responsible for Prime Finance’s financing and capital markets activity including overseeing the financing of the Fund’s assets, facilitating joint ventures, and structuring participation and senior/subordinate investments. In addition, Mr. Chow sources and evaluates investment opportunities in secondary markets and assists in modeling and risk analytics. Prior to joining Prime Finance, Mr. Chow was a Portfolio Manager at UBS, responsible for the trading, surveillance, and risk management of a multi-billion portfolio consisting of cash and synthetic CMBS, CRE CDO, Esoteric ABS, Insurance-Linked, and ABS CDO securities. Prior to his Portfolio Manager position, he held various trading, structuring, banking, and research roles within the Securitized Products Groups at UBS and Credit Suisse. Mr. Chow graduated from Cornell University with a B.A. in Computer Science and a B.A. in Economics.
Principal, Head of CMBS Investments
Mr. Dann is Prime Finance’s Head of CMBS Investments in New York. Mr. Dann began his career in CMBS in 1997 working at LNR Property Corp, one of the largest and oldest CMBS investors and special servicers. At LNR, Mr. Dann oversaw all credit functions including loan originations, B-Piece buying and secondary trading. Prior to joining LNR, Mr. Dann worked in investment banking for Citigroup in New York City. Mr. Dann received a B.A. in Government from Dartmouth College and an M.B.A. from the University of Miami. Mr. Dann has been very involved with the CMBS trade group CREFC and active member of the New Hampshire chapter of The Nature Conservancy.
Principal, Head of Mortgage Lending
Mr. Gutman is a Principal, Head of Mortgage Lending, and a member of the Investment Committees for the Short Duration strategy. Mr. Gutman also shares responsibility for Prime Finance’s financing and capital markets activity. Prior to joining Prime Finance, Mr. Gutman held various Real Estate Capital Markets and Real Estate Investment Banking roles with Citi, Macquarie ABN AMRO/LaSalle Bank and Fitch Ratings. Mr. Gutman completed the General Course at The London School of Economics and Political Science, graduated with honors from The University of Illinois at Urbana-Champaign with a B.S.in Finance and has an M.B.A. from Cornell University’s Johnson Graduate School of Management.

Mr. Gerstung is a Co-Founding Partner of Prime Finance, Co-Chief Investment Officer and a member of the Investment Committees for each strategy. Mr. Gerstung leads the Chicago office and oversees the Short Duration strategy. Prior to forming Prime Finance, Mr. Gerstung was a Managing Director and the Head of Distribution for Natixis, where he was responsible for the structuring and sale of subordinate debt. Mr. Gerstung started his career at Nomura Securities after graduating cum laude from Harvard University with a B.A. in Economics.
Co-Founder, Co-Chief Investment Officer, and Oversees CMBS and Special Situations
Mr. Douglass is a Co-Founding Partner of Prime Finance, Co-Chief Investment Officer, and a member of Investment Committees for each strategy. Mr. Douglass leads the San Francisco office, oversees the CMBS and Special Situations strategies. Prior to forming Prime Finance, Mr. Douglass was a Managing Director for Natixis, responsible for the pricing, structuring, and execution of all commercial real estate loans intended for securitization. Mr. Douglass started his career at Nomura Securities as part of the CMBS group, after graduating with Honors from Brown University with a B.A. degree in Business Economics and Organizational Behavior and Management.
Co-Founder, Managing Partner, and Oversees Capital Formation
Mr. Atwater is a Co-Founding Partner of Prime Finance and a member of the Investment Committees Investment Committees for each strategy. Mr. Atwater founded Prime Group in 1989 and is Co-Chairman and Chief Executive Officer of Prime Group. Mr. Atwater has been involved with all forms of property ownership, management, and financing. A graduate of Brown University and the Stanford Graduate School of Business, he has served on a variety of for-profit and non-profit boards, including Montgomery Street Income Securities, Lone Mountain School for Children, The Hamlin School, The California Academy of Sciences (Board Chair 2010-2014), the Corporation of Brown University and the Policy Advisory Board of the Fisher Center for Real Estate and Urban Economics, UC Berkeley.
