Josh Frieman, Principal and Chief Administrative Officer

Josh Frieman

Mr. Frieman is a Principal and Chief Administrative Officer of Prime Group where he leads the accounting, investor relations, risk management, information technology, and administrative teams for both Prime Residential and Prime Finance. Mr. Frieman joined Prime Group in 2005 and has been involved in all facets of real estate investment, finance, administration, and leadership. Prior to joining Prime Finance, Mr. Frieman was an advisor to distressed businesses, overseeing numerous restructurings and liquidations. Earlier in his career, Mr. Frieman was at Latham & Watkins where he practiced corporate law then served as the General Counsel for a start-up technology company. Mr. Frieman graduated with honors from University of California at Berkeley and Harvard Law School.

Bridget Larson, Managing Director, Human Resources

Bridget Larson

Ms. Larson is a Managing Director, Human Resources. In this role, she is responsible for leading the Human Resources strategy in alignment with the strategic priorities of the firm, including talent management functions and HR operations. Prior to joining Prime Finance, Ms. Larson was a Vice President, People Operations and Mergers and Acquisitions at Revantage, a global corporate services leader serving Blackstone real estate portfolio companies and investments. Ms. Larson has also held Human Resources leadership roles at EyeCare Partners, a private-equity backed healthcare holding company and William Blair, a Chicago-based boutique investment banking firm. Ms. Larson graduated with distinction from Lindenwood University in St. Charles, Missouri where she played soccer.

Dan Leonard, Senior Controller

Dan Leonard

Mr. Leonard is the Senior Controller for Prime Finance and Prime Group. He oversees ownership accounting, tax, and treasury functions for over $3.5 billion of assets. Prior to joining Prime Group in 2004 as Senior Controller, Dan was in charge of the U.S. accounting for Kumagi Gumi and Kabuto International, two large Japanese development companies. Spending approximately 10 years with each company, his experience includes the acquisition, finance, development, management, construction, operation, and sale of real estate. Dan is a graduate of the University of San Diego.

Chris Miers, Managing Director, Head of Investor Relationships

Chris Miers

Mr. Miers is a Managing Director and Head of Investor Relationships, responsible for Prime Finance’s investor relationships and capital raising. Prior to joining Prime Finance, Mr. Miers was a Principal at NEPC, a privately held full-service investment consulting firm, where he negotiated and structured investment products and portfolios for a wide range of institutional investors. Prior to NEPC, Mr. Miers provided strategic investment counsel to some of the world’s largest institutional investors as a Principal at Bard Consulting. Earlier, Mr. Miers worked at Babcock & Brown, where he identified and invested in target markets, performed due diligence, originated new and restructured existing investments, and managed partner relationships. Mr. Miers was also in the investment management group at the Shorenstein Company, where he performed fund management services. Prior to that, he was at AMB Property Corporation (now Prologis) working in various roles, including asset and portfolio management, acquisitions, and fundraising. Mr. Miers holds a B.S from Babson College and a J.D. from Golden Gate University. Mr. Miers is a Counselor of Real Estate (CRE), where he is on the Board of Directors, and a Fellow of the Royal Institute of Chartered Surveyors (FRICS). He is also a member of the Pension Real Estate Association (PREA) Conference Committee and serves as Co-Chair of the PREA Capital Markets Affinity Group.

Scott Posternack, Managing Director, Controller

Scott Posternack

Mr. Posternack is a Managing Director and Head of Fund Reporting and Accounting, responsible for leading Prime Finance’s reporting, treasury, and accounting teams. Prior to joining Prime Finance, Mr. Posternack Scott was Senior Vice President Finance and Accounting at the Marcus & Millichap Company, a privately-held real estate operating and development company, where he led the corporate accounting, treasury, and financial planning and analysis team for over 13 years. Earlier, Mr. Posternack spent 10 years with Ernst & Young’s audit practice, and several years in the banking industry with BNP-Paribas and TD Bank. Mr. Posternack graduated with a Bachelor of Commerce from McGill University. He is a Certified Public Accountant in California and Ontario.

Steven Sutton, Managing Director and Chief Compliance Officer

Steven Sutton

Mr. Sutton is a Managing Director and Prime Group’s Chief Compliance Officer. He is responsible for providing compliance and legal support to various Prime Group teams. Prior to joining Prime Group, Mr. Sutton practiced corporate law at Simpson Thacher & Bartlett LLP where he counseled private equity sponsors in fund formation and SEC registration and compliance matters. Mr. Sutton graduated from UCLA with honors and the UC Berkeley School of Law (Boalt Hall) and is a member of the State Bar of California.

Christopher Takata, Controller

Mr. Takata is a Controller for Prime Finance. Prior to joining Prime Finance in 2012, Chris worked as an Accounting Analyst for a small business in San Diego where he maintained the company’s books. Chris holds a B.S. in Management Science and a Professional Accounting Certificate from the University of California, San Diego.

Alexandra Walter, Director of Tax

Ms. Walter leads Prime Group’s tax function, having served and advised privately held businesses and their stakeholders for over ten years. Prior to joining Prime, Ms. Walter was most recently with a Private Investment Company and Family Office. She began her career in Public Accounting. Ms. Walter graduated with a Bachelor of Arts in History from Dartmouth College. She is a Certified Public Accountant in California.

John Atwater, Co-Founder, Managing Partner, and Oversees Capital Formation

Mr. Atwater is a Co-Founding Partner of Prime Finance and a member of the Investment Committee. Mr. Atwater founded Prime Group in 1989 and is Co-Chairman and Chief Executive Officer of Prime Group. Mr. Atwater has been involved with all forms of property ownership, management, and financing. A graduate of Brown University and the Stanford Graduate School of Business, he has served on a variety of for-profit and non-profit boards, including Montgomery Street Income Securities, Lone Mountain School for Children, The Hamlin School, The California Academy of Sciences (Board Chair 2010-2014), the Corporation of Brown University and the Policy Advisory Board of the Fisher Center for Real Estate and Urban Economics, UC Berkeley.

Mr. Brayshaw leads the New York office where he oversees Capital Markets and Legal Strategy for the entire platform and focuses on New Business Development. Prior to forming Prime Finance, Mr. Brayshaw was a Managing Director at Natixis, where he was involved in negotiating, structuring, and closing commercial real estate loan transactions. Prior to Natixis, Mr. Brayshaw practiced law in New York at Kaye Scholer LLP. Mr. Brayshaw is a graduate of Bates College and the Fordham University School of Law.

Mr. Douglass leads the San Francisco office, oversees the Long Duration and Special Situations strategies. Prior to forming Prime Finance, Mr. Douglass was a Managing Director for Natixis, responsible for the pricing, structuring, and execution of all commercial real estate loans intended for securitization. Mr. Douglass started his career at Nomura Securities as part of the CMBS group, after graduating with Honors from Brown University with a B.A. degree in Business Economics and Organizational Behavior and Management.

Mr. Gerstung leads the Chicago office and oversees the Short Duration Asset Management. Prior to forming Prime Finance, Mr. Gerstung was a Managing Director and the Head of Distribution for Natixis, where he was responsible for the structuring and sale of subordinate debt. Mr. Gerstung started his career at Nomura Securities after graduating cum laude from Harvard University with a B.A. in Economics.

Dan James, Co-Founder and Senior Advisor, Multifamily Investment Strategy

Dan James

Mr. James joined Prime Group in 1992 and is a Co-Founding Partner of Prime Finance, where he serves on the investment committees of each of Prime Finance’s previous funds. During his tenure, Mr. James has been involved with all forms of property ownership, management, financing, and development and will be a Special Advisor to the Fund helping to shape its multifamily investment strategy. A graduate of Princeton University and Harvard Business School, Mr. James also attended the U.S. Military Academy at West Point. He serves on the California Apartment Association Leadership Council and is the past chairman of the California Housing Council.

Jocelyn Friel, Managing Director, Fixed Rate Strategy

Jocelyn Friel

Ms. Friel is a Managing Director and a member of the Fixed Rate Investment Committee. Ms. Friel heads Prime Finance’s Fixed Rate strategy. Prior to joining Prime Finance, Ms. Friel was the Head of US Core Debt Third-Party Portfolio Management for PGIM Real Estate, where she was responsible for investment grade, real estate debt strategies for non-affiliated institutional investors.  Ms. Friel began her career at AMB (now Prologis).  She is a member of the Commercial Real Estate Finance Council (CREFC), Urban Land Institute (ULI), and Pension Real Estate Association (PREA).  Ms. Friel is a graduate of George Washington University and earned an MBA from The University of California, Haas School of Business. Ms. Friel is a CFA® Charterholder.

Erik Gutman, Principal, Deputy Chief Investment Officer

Mr. Gutman is a Principal, the Deputy Chief Investment Officer for the Direct Lending strategy, and a member of the Direct Lending Investment Committee. Mr. Gutman also shares responsibility for Prime Finance’s financing and capital markets activity. Prior to joining Prime Finance, Mr. Gutman held various Real Estate Capital Markets and Real Estate Investment Banking roles with Citi, Macquarie ABN AMRO/LaSalle Bank and Fitch Ratings. Mr. Gutman completed the General Course at The London School of Economics and Political Science, graduated with honors from The University of Illinois at Urbana-Champaign with a B.S.in Finance and has an MBA from Cornell University’s Johnson Graduate School of Management.

Earlier in his career, Mr. Cully was an Analyst at Countrywide Commercial Real Estate Finance, working within the firm’s Structured Finance group. Mr. Slagle is a Managing Director, Originations in the San Francisco office and focuses on investment sourcing, credit and underwriting analysis, due diligence, and investment closing. Prior to joining Prime Finance in 2011, Mr. Slagle was an Assistant Vice President at Wells Fargo in their Real Estate Banking Group. Roy Bezkostny, Vice President

Mr. Bezkostny is a Vice President in the San Francisco office. Roy focuses on loan originations and credit and underwriting analysis. Prior to joining Prime, Roy worked as a Real Estate Investment Analyst for Read Investments, where he performed acquisition and asset management underwriting for properties throughout Northern California, Oregon, Washington, and Idaho. Roy graduated with Honors from the University of California, Berkeley with a B.A. in Urban Studies and an emphasis in Real Estate & Urban Land Economics.

Mr. Eichler is a Vice President at Prime Finance in the San Francisco office where he focuses on loan originations and credit and underwriting analysis. Prior to joining Prime Finance, Mr. Eichler worked for The Michaels Organization, BUILD, INC., and Wells Fargo, where he led in the analysis, financing ,execution, and sourcing of new development and investment opportunities. Mr. Eichler graduated from the University of Denver with a B.S.B.A in Real Estate and Construction Management.

Patrick Reed, Vice President

Mr. Reed is a Vice President in the San Francisco office. Patrick focuses on loan originations and credit and underwriting analysis. Prior to joining Prime, Patrick worked as a Senior Analyst for Värde Partners, where he focused on underwriting real estate investments including bridge and mezzanine loans, preferred equity, and loan portfolio opportunities across the United States and as a Manager for The Concord Group, a real estate advisory firm. Patrick graduated from Stanford University with a B.A. in Economics.

Michael Tripaldi, Vice President

Michael Tripaldi

Mr. Tripaldi is a Vice President at Prime Finance based in the San Francisco office. He focuses on loan originations in addition to credit and underwriting analysis. Prior to joining Prime Finance in 2017, Mr. Tripaldi graduated from the University of Southern California with a B.A. in Economics.

Catherine Tatlock, Managing Director

Catherine Tatlock

Ms. Tatlock is a Managing Director, Originations in the Chicago office. Since joining Prime Finance in 2010, Ms. Tatlock has originated, underwritten, and/or closed more than 13960 investments for the firm totaling nearly $4.52 billion in debt. Prior to joining Prime Finance, Ms. Tatlock was a Manager in the Credit & Underwriting group at Wrightwood Capital, a Chicago-based private CRE structured finance Firm. While at Wrightwood, she was involved in placing 27 transactions totaling approximately $500 million in debt and equity investments. Ms. Tatlock has also worked at PepsiCo in the Gatorade Commercial Finance group and at Deloitte Consulting as a consultant. Ms. Tatlock graduated with distinction from the University of Michigan Business School with a B.B.A. and from the Tuck School of Business at Dartmouth College with an M.B.A.

Lauren Dieter, Managing Director

Lauren Dieter

Ms. Dieter is a Managing Director in the Chicago office and focuses on investment sourcing, credit and underwriting analysis, due diligence, and investment closings. Ms. Dieter has originated, underwritten, and closed more than 100 investments for the firm totaling $5.0 billion.  Prior to joining Prime Finance, Ms. Dieter was an Associate Managing Director at The PrivateBank and Trust. In her role at PrivateBank,  where she managed a portfolio of distressed commercial mortgage loans and OREO properties. Before The PrivateBank, she was an underwriter and asset manager at Anglo Irish Chicago Corp. Ms. Dieter graduated with Honors from the Kelley School of Business at Indiana University in Bloomington and was a member of the IU varsity soccer team.

David Perkel, Managing Director, Transactions

David Perkel

Mr. Perkel is a Managing Director in the Chicago office. He is responsible for legal oversight for loan originations and asset management. Prior to joining Prime Finance, David practiced law at Kirkland & Ellis LLP and was a judicial law clerk in the Chancery Division of the Circuit Court of Cook County. He is a graduate of the University of Pennsylvania and Northwestern University School of Law.

Kyle McElwee, Director

Mr. McElwee is a Director, Originations in the Chicago office. He works on loan originations focusing on credit and underwriting analysis. Mr. McElwee holds a B.S. in Business Administration with majors in Real Estate and Finance from Marquette University. After graduating, Mr. McElwee worked at PricewaterhouseCoopers in the Financial Instruments, Structured Products, and Real Estate group where he performed real property and loan underwriting analysis, due diligence, and valuation.

Patrick Weisseg, Vice President

Mr. Weisseg is a Vice President in the Chicago office. Patrick works on loan originations focusing on credit and underwriting analysis. Prior to joining Prime Finance, Patrick worked at Pearlmark Real Estate where he was responsible for analyzing new equity and mezzanine loan investment opportunities, due diligence, valuation, and asset management. Patrick holds a Bachelor of Business Administration degree from the University of Iowa and a Master of Accounting degree from the University of Arizona. Patrick is a Certified Public Accountant.

Jeff Lehman, Principal, Head of Legal for Investment Strategies

Jeff Lehman

Mr. Lehman is a Principal and Head of Legal for Investment Strategies where he is primarily responsible for structuring, negotiating, and managing all legal aspects of loan originations, financing, and asset management of investments across Prime Finance’s investment strategies.  Prior to joining Prime Finance, Mr. Lehman was a Managing Director in the merchant banking group of BGC Partners, Inc. and Senior Legal Counsel at Hypo Real Estate Capital Corporation. Previously, Mr. Lehman practiced law at Sidley Austin LLP and Proskauer Rose LLP. Mr. Lehman is a graduate of Brandeis University and Brooklyn Law School.

Paul Oliveri, Managing Director

Paul Oliveri

Mr. Oliveri is a Managing Director of Originations in the New York office and focuses on investment sourcing, credit and underwriting analysis, due diligence and investment closing. Prior to joining Prime Finance in 2011, Mr. Oliveri was part of the Institutional Markets Group at MUFG Union Bank, N.A. (formerly PB Capital Corporation, a subsidiary of Deutsche Postbank AG) where he concentrated on structuring, underwriting, closing, and performing due diligence on transactions ranging in size from $50 to $200 million. Mr. Oliveri later joined the workout group to manage non-performing loans, working to maximize the bank’s recovery through restructurings, foreclosure, and property management. Mr. Oliveri graduated with honors from Lehigh University with a B.S. in Finance and holds an M.S. in Real Estate, Finance, and Investment from New York University.

Eric Lane, Managing Director, Transactions

Mr. Lane is a Managing Director, Transactions in the New York office. He is responsible for collaborating with loan originations, asset management and capital markets on legal matters. Prior to joining Prime Finance, Eric was Senior Vice President at Basis Investment Group after practicing law at Kelley Drye & Warren, Cassin & Cassin and Polsinelli. He is a graduate of the University of Tennessee.

Benjamin Goldberg, Director

Mr. Goldberg is a Director of Originations in the Chicago office. Mr. Goldberg Benji is part of the New York loan originations team and focuses sourcing new investment opportunities as well as on credit and underwriting analysis.  Benji holds a Bachelor of Business Administration with a double major in Finance, Investment and Banking and Real Estate and Urban Land Economics from the University of Wisconsin-Madison. Prior to graduating, Mr. Goldberg Benji interned at Dominium Development & Acquisition LLC where he completed market studies and cash flow analysis of possible multifamily investments, he is also an active member of the Wisconsin Real Estate Alumni Association.

 

Matthew Bregenzer, Principal

Matthew Bregenzer

Mr. Bregenzer is a Principal, Asset Management and responsible for the ongoing asset management and servicing of Prime Finance’s loan portfolio. Prior to joining Prime Finance, Mr. Bregenzer was a Vice President at Nomura Credit & Capital, Inc. In his role as head underwriter for the Midwest region, he was responsible for managing a team of analysts to underwrite commercial real estate loans for securitization or to be placed on the firm’s balance sheet. In addition to overseeing the due diligence process, he also coordinated the loan closing process with Nomura’s closing staff and outside counsel. Prior to joining Nomura, Mr. Bregenzer was an underwriter in LaSalle Bank’s Real Estate Capital Markets’ Large Loan Group where his responsibilities included rating agency and B-Piece buyer relations. Mr. Bregenzer is a graduate of the University of Notre Dame and the Indiana University School of Law – Bloomington.

Jake Fiorino, Director

Mr. Fiorino is a Director, Asset Management in the Chicago office. Prior to joining Prime Finance, Mr. Fiorino Jake worked with a regional brokerage and development firm focusing on the leasing and underwriting of retail assets. Mr. Fiorino Jake is a graduate of Fisher College of Business at The Ohio State University where he received a B.S. in Business Administration with a focus on Real Estate and Finance.

David Godin, Director

Mr. Godin is a Director and Asset Manager in the Chicago office. He graduated in 2012 from the University of Wisconsin-Madison with his B.B.A. double majoring in Finance, Investment and Banking, and Real Estate and Urban Land Economics. Mr. Godin has prior internship experience with Dominium Development and Acquisition, doing underwriting, cash flow analysis, and market studies for affordable multifamily deals.

George Sieverding, Director

Mr. Sieverding is a Director and Asset Manager in the Chicago office. He graduated in 2013 from Arizona State University receiving his Bachelor of Science in Finance. Prior to graduating, George interned with Prime Residential in Los Angeles and Vallejo, California.

Stephen Chow, Principal, Capital Markets, Analytics, and Trading

Stephen Chow

Mr. Chow is a Principal, Head of Capital Markets, Analytics, and Trading, and serves on the investment committee for the Long Duration strategies. Mr. Chow is responsible for Prime Finance’s financing and capital markets activity including overseeing the financing of the Fund’s assets, facilitating joint ventures, and structuring participation and senior/subordinate investments. In addition, Mr. Chow sources and evaluates investment opportunities in secondary markets and assists in modeling and risk analytics. Prior to joining Prime Finance, Mr. Chow was a Portfolio Manager at UBS, responsible for the trading, surveillance, and risk management of a multi-billion portfolio consisting of cash and synthetic CMBS, CRE CDO, Esoteric ABS, Insurance-Linked, and ABS CDO securities. Prior to his Portfolio Manager position, he held various trading, structuring, banking, and research roles within the Securitized Products Groups at UBS and Credit Suisse. Mr. Chow graduated from Cornell University with a B.A. in Computer Science and a B.A. in Economics.

Mr. Gutman is a Principal, the Deputy Chief Investment Officer for the Direct Lending strategy, and a member of the Direct Lending Investment Committee. Mr. Gutman also shares responsibility for Prime Finance’s financing and capital markets activity. Prior to joining Prime Finance, Mr. Gutman held various Real Estate Capital Markets and Real Estate Investment Banking roles with Citi, Macquarie ABN AMRO/LaSalle Bank and Fitch Ratings. Mr. Gutman completed the General Course at The London School of Economics and Political Science, graduated with honors from The University of Illinois at Urbana-Champaign with a B.S.in Finance and has an MBA from Cornell University’s Johnson Graduate School of Management.
